Why Scottsdale roofs fail from the inside out
Most roofs in Scottsdale are concrete or clay tile, and the tile is not the problem. A concrete tile will sit in the sun for 50 years and still shed water. The thing that fails is the underlayment beneath it — the felt or membrane nailed to the deck that actually keeps the house dry. In our heat, with attic temperatures pushing 150°F on a 115°F afternoon, the original 30-pound felt under most 1990s and 2000s tile roofs dries out, cracks and turns to powder somewhere between 15 and 25 years. The tile above it looks perfect. Then the monsoon arrives.
July through September is when we get most of our leak calls. A microburst drives rain sideways under the tile, the dead underlayment does nothing, and water shows up on a ceiling in McCormick Ranch or Scottsdale Ranch that has never leaked before. That is the pattern: a roof that looks fine from the street, a house that is dry for nine months, and a $300 to $1,500 leak repair that turns into an $8,000 to $15,000 underlayment replacement because the felt is gone everywhere, not just at the leak.
The second roof type here is foam. Sprayed polyurethane foam on flat and low-slope roofs — the Santa Fe and territorial-style homes all over Paradise Valley, Gainey Ranch and the older parts of town — is a good system, but the acrylic coating on top is sacrificial. UV eats it. It needs a fresh coat every 5 to 7 years, and a foam roof that has gone gray and pitted has been unprotected for a while.
Shingle roofs are the minority, mostly in South Scottsdale between McDowell and Indian School and on 1960s–70s ranch homes near Old Town. Our UV shortens their life; an architectural shingle rated for 30 years elsewhere is doing well to make 20 here.

Tile roof underlayment replacement — lift and stack your existing tile, tear off the dead felt, install a modern SBS or synthetic underlayment, new flashings and bird stops, and relay the tile. $8,000–$15,000 on most homes, and it resets the roof for another 25–30 years without paying for new tile.
Roof replacement — full tear-off and new roof when the tile itself is broken or discontinued, when a shingle roof is done, or when a foam roof has been neglected past recoating. Shingle replacements run $9,000–$22,000; tile and metal more.
Monsoon and storm damage repair — wind-lifted tile, hail-cracked tile, debris-choked valleys and scuppers, blown-off shingles. We document from the roof with photos your adjuster can use, tarp what needs tarping, and handle the claim scope.

Licensed, and what that means in Arizona
Arizona requires roofing contractors to hold a Registrar of Contractors license — the roofing classification is CR-42 — and to be bonded. We carry it. Before you hire anyone for roofing in Scottsdale, AZ, ask for their ROC number and look it up at azroc.gov. It takes two minutes and shows you the license status, the bond, and any complaints. Unlicensed roofers cannot pull a City of Scottsdale permit, and the ROC's recovery fund does not cover work done by someone without a license.
HOA color rules
Most of Scottsdale north of Shea and nearly all of the master-planned communities have HOA architectural rules on roof color and material. A tile relay keeps your existing tile so there is nothing to approve. Questions we get asked
How much does roof repair cost in Scottsdale?
Most repairs run $300 to $1,500. Replacing a few broken tiles or resealing a pipe jack is at the low end; rebuilding a valley or a chimney cricket with new underlayment is toward the top. If the felt is powder everywhere we lift a tile, we will say so — at that point a repair buys you a season, not a decade.
Why is my tile roof leaking when the tiles look fine?
Because tile is not the waterproof layer; the underlayment under it is. Original felt under a 1990s or 2000s tile roof dries out and cracks in our heat after 15–25 years. Rain driven under the tile by monsoon wind then goes straight to the deck. The fix is replacing the underlayment, which reuses your tile.
What does tile underlayment replacement cost?
Typically $8,000 to $15,000 for an average Scottsdale home, depending on roof size, pitch, how many tiles are broken and need replacing, and how many penetrations and valleys there are. That is roughly half the price of a new tile roof, and it resets the roof for 25–30 years. Broken tile is priced per piece on the same estimate.
Do you fix foam roofs?
Yes. A foam roof needs its acrylic coating renewed every 5–7 years; that is a recoat, not a replacement, and it costs a fraction of a new roof. We also repair blisters, ponding areas and blocked scuppers. A foam roof left uncoated for a decade may need new foam, and we will tell you which one you are looking at.
Can you handle an insurance claim after a monsoon storm?
Yes. We photograph the damage from the roof before anything is disturbed, write a scope your adjuster can follow, and tarp what needs tarping. We do not inflate claims or waive deductibles — both are illegal and both get homeowners into trouble. The storm damage page explains the process.
Are you licensed and insured?
Arizona requires a Registrar of Contractors license for roofing (class CR-42), plus a bond. We carry the license, general liability and workers' compensation, and we will give you the ROC number and the insurance certificate before work starts. Look any contractor up at azroc.gov before you sign.
